Do I pay any fees or commissions?

No. There are no agent commissions, no listing fees, and no closing costs charged to you — we cover the usual seller closing costs ourselves. The number we put in writing is the number you walk away with. If anything unusual ever needed accounting for, you’d see it before you signed, never as a surprise at the table.

How is the offer calculated?

We start with what comparable homes near you have actually sold for, then subtract the repairs and updates the house would need to compete on the open market, plus our costs to carry and resell it. We show you the comps and the repair math so you can see exactly how we reached the number — it isn’t a figure pulled out of the air. If part of our estimate looks off to you, say so. We’d rather get it right than defend a guess.

How fast can you close?

Do I need to clean or make repairs first?
