Who is buying houses in the Denver metro, and why a Fort Collins buyer is here

Search we buy houses Denver and much of the first page is a franchise, a national website that resells your information as a lead, or an article ranking buyers it has never met. Few of those results are a person who will drive to your house and look at it. Expert Cash Buyers is Amy and Jenny, two owners with an office at 300 S Howes St in Fort Collins. Denver is a straight run down I-25 from us, and we buy houses across the metro.

We’ll also tell you when we’re the wrong tool. A cash offer is lower than what a fully renovated version of the house would list for, because we take on the repairs, the holding costs and the risk of reselling it. If the house shows well and you have time to wait for a financed buyer, an agent will usually net you more, and we’ll tell you before you sign anything. A cash sale earns its place when the house needs work you don’t want to fund, when a date matters more than the last dollar, when a tenant is in place, or when the house is full and you want to walk away from all of it. You’re a neighbor, not a lead.

What kind of houses do we buy across the metro?

The metro holds most of the houses in our buying area, and the widest spread of ages. Each era fails in its own way, and we price those failures from experience rather than from a formula.

  • Near the Denver core brick bungalows and Denver Squares, many of them cut into units and back again.
  • Lakewood, Wheat Ridge, Arvada, Englewood and Northglenn largely postwar brick ranches on slabs or crawlspaces.
  • Aurora, Westminster, Thornton, Littleton and Centennial the split-levels, bi-levels and tri-levels of the seventies and eighties.
  • Highlands Ranch, Parker, Castle Rock, Broomfield and Commerce City production homes from the nineties onward, often inside a homeowners association or a metro district.

Which Denver metro situations do we help with most?

Speed usually has a reason behind it, and in the metro the reasons repeat. A house in Lakewood or Wheat Ridge with a roof that has taken one hail season too many and a sewer line the inspector flagged. A rental in Aurora, Englewood or Federal Heights with a lease that runs past the date the owner needs to sell. A house in Arvada or Littleton that came through an estate and sits full of a lifetime of belongings while the personal representative lives out of state. A Thornton or Commerce City house where the lender’s attorney has filed a Notice of Election and Demand with the county public trustee, the trustee has recorded it, and the sale date is now on a calendar. A Highlands Ranch or Parker house with a finished basement nobody pulled a permit for, or a foundation that expansive soil has been lifting and dropping for years.

None of these is a problem for us. They’re the houses we buy. Each situation has its own page that walks through the paperwork, the timeline and the trade-offs, and the short version is the same for all of them: one visit, one written number with the math shown, your closing date, and you take what you want and leave the rest.

  • Houses that need work roofs, sewer lines, furnaces, foundations, fire or water damage, code notices, unpermitted work. We buy as-is and there’s no cleanout.
  • Tenant-occupied houses the lease and the tenant come with the house, and the security deposit is transferred to us or returned to the tenant within 60 days, with written notice to the tenant, as Colorado law requires. Depending on the house and the lease, you may not have to wait for the lease to end.
  • Inherited houses and estates we work with the personal representative and the estate’s attorney on timing, and the house can stay full until closing day.
  • Foreclosure a sale that funds before the public trustee sale ends the foreclosure when the price pays the loan in full: the title company pays the lender and the lender’s attorney files a withdrawal with the public trustee. If the offer is less than the payoff, closing needs the lender’s approval of a short sale. Sale dates get continued, so confirm the live date with the public trustee. Colorado also gives you specific protections when you sell to an investor while behind on the mortgage, and you may still have the right to cure (the notice of intent to cure must reach the public trustee at least fifteen days before the sale); our foreclosure page walks through both, and a HUD-approved housing counselor is free to call before you sign anything.
  • Sellers weighing an instant offer Denver is one of the metros where the online instant-offer companies operate. We explain how a local buyer’s number and process differ before you choose.

How does a cash closing work in the Denver metro?

It starts with two minutes by form or phone. You tell us the address and a little about the situation, and you talk to Amy or Jenny, not a call center. One of us drives down to see the house once. Within 24 hours you have a written, no-obligation offer, and we walk you through how we reached it, from the after-repair value and the repair estimate to our costs and our margin, so you can check the number instead of trusting it. If you say yes, you pick the closing date: as little as 14 days out, or weeks later if you need time to move, settle an estate or line up the next place.

If a tenant lives in the house, the lease transfers with the property, and depending on the house and the lease we can often buy with the tenant in place. When we do, we take the tenant and the lease terms at closing, Colorado requires us, as the new landlord, to give the tenant written notice of the change within one business day (Colorado Revised Statutes 38-12-801), the tenant’s rent then comes to us, and the security deposit has to be transferred to us or returned to the tenant within 60 days, with written notice to the tenant either way (Colorado Revised Statutes 38-12-103, as amended effective 2026). Notice periods for ending a lease in Colorado depend on the lease type and recent statute changes, so confirm the current notice requirement with a Colorado attorney before you give notice. A house in probate needs a personal representative with Letters from the court before it can sell; the Colorado Judicial Branch probate forms and instructions describe the process, and we can wait for the appointment. As-is means you make no repairs and do no cleanout; it doesn’t remove your duty to disclose defects you know about, a house built before 1978 carries the federal lead paint disclosure, and Colorado’s own statutory disclosures (the special taxing district notice, radon information and any known methamphetamine lab use, Colorado Revised Statutes 38-35.7) still apply. This is general information, not legal advice; confirm with a Colorado attorney.

Closing itself happens at a reputable local title company, and none of it’s yours to chase.

  • Sign where it suits you at one of the title company’s metro offices, or a mobile notary brings the documents to you.
  • Payoffs come out of the proceeds the title company pays off your mortgage and any liens at closing.
  • Seller closing costs covered they sit on our side of the ledger.
  • The deed recorded in your county in the metro that usually means Denver or Broomfield, each its own city and county, or Adams, Arapahoe, Jefferson or Douglas. Several suburbs straddle county lines (Aurora, Westminster, Arvada, Littleton, and the north ends of Thornton, Northglenn and Brighton, which reach into Weld County), so the county follows the parcel, not the city name.
  • Association charges settled if the house is in a homeowners association, common in Douglas County and the newer northern suburbs, the title company orders the association’s status letter and settles any charges at closing. A metro district is different: its charges arrive through the property tax bill, which is prorated at closing.

Why does a Fort Collins buyer cover the Denver metro?

Because it’s the same corridor. Our office is at 300 S Howes St, Suite B, in Fort Collins, and our buying area runs the length of I-25 from the Wyoming line through the south metro. Denver, Aurora and the suburbs along the Front Range are where a large share of our calls come from, and the housing stock is the same stock we grew up around: the brick ranch with the cracked slab, the seventies bi-level with the original furnace, the two-thousands production home with a hail claim still open. We know what those cost to fix because we have paid to fix them.

Being an hour up the interstate changes nothing about the offer. The number is built from the house, not from where we sleep, and we’ll walk you through how we reached it so you can compare it against an agent’s net sheet or any other buyer’s contract. If you want to see exactly how the number is assembled before you call, we wrote out how we calculate a cash offer step by step. If you’d rather talk, call (970) 406-3595 and one of us will answer.

Denver proper has its own page, and so does each suburb in the grid above, with the neighborhoods, housing eras and closing details specific to that city. Read yours, then tell us about the house. Whether it’s a bungalow in Edgewater, a ranch in Northglenn, a two-story in Lone Tree or a rental in Glendale, the process is the same: one visit, one written number, your date.

Fair questions

Questions homeowners ask us.

Is it a good time to sell a house in Denver, Colorado?

For a listing, timing matters: buyer demand, mortgage rates and how many similar houses are for sale in your part of the metro that month decide how long it sits and what it nets. For a cash sale, timing matters far less, because our offer is built from the house and today’s comparable sales, not from a forecast of where the market is heading. If your reason to sell is a date, a repair bill, a tenant or an estate, the right time is when that reason arrives. Get both numbers and decide with real figures.

Are home prices dropping in the Denver area?

It depends on the price band and the suburb, and it changes month to month. Some parts of the metro have seen more houses for sale, longer days on market and more price reductions than before, while others have held. We don’t publish forecasts. Check the regional realtor association’s monthly market trends report for the numbers (the county assessor’s values are tax appraisals set on a two year cycle, so they lag the market), then remember that a cash offer doesn’t wait on the trend. It’s built from the house, the repairs, the costs and the margin, and we walk you through each of them.

Is 2026 a good time to sell a house?

If you plan to list, the honest answer is that it depends on your neighborhood, your price point and whether your house shows well against what else is for sale. If you’re selling because of a situation, a job that already started, a foreclosure date, a probate that needs to close, a house you can’t keep paying for, then the year doesn’t decide it; the situation does. Our written offer is free, carries no obligation and shows the math, so you can compare it against listing and choose.

Why are sellers pulling houses off the market?

A house usually comes off the market for one of a few reasons: it sat without an offer at the price the seller needed, a contract fell apart over the inspection, the appraisal or the buyer’s loan and the seller didn’t want to start over, or the seller decided to rent it or wait. Each of those is a listing problem. A direct cash sale has none of them: no showings, no appraisal, no financing contingency, and a buyer who has already seen the house before writing the number.

Do you buy houses in the Denver suburbs, or only inside the city of Denver?

Both. Our metro buying area covers Denver and the suburbs along I-25: the Adams County side with Thornton, Westminster, Northglenn, Brighton, Commerce City and Federal Heights; the Jefferson County side with Arvada, Lakewood, Wheat Ridge, Golden and Edgewater; Broomfield; the Arapahoe County ring of Aurora, Centennial, Littleton, Englewood, Greenwood Village and Glendale; and Douglas County’s Castle Rock, Parker, Highlands Ranch, Lone Tree and Castle Pines. Several of those cities cross county lines (Aurora, Westminster, Arvada, Littleton, Thornton, Northglenn and Brighton), so your deed records wherever the parcel sits. Each has its own page above.

How do I check out a we buy houses company in Denver before I sign?

Ask three questions and check three things. Ask who will close on the contract and when, whether you can see the math behind the offer, and where their office is. Then look the business up with the Colorado Secretary of State, read their Google Business Profile reviews, and read the contract before you sign. We put our names on every offer, and we’ll walk you through how we reached the number.
