What Colorado sellers say about us, in their own words.
The quotes on this page come straight from our Google Business Profile, in the reviewers’ own words. We don’t write them. Read them here, then open the profile, where the full list and our replies sit, and check us the same way you’d check anyone.
Cash home buyers reviews should tell you whether the written offer matched the settlement statement, whether the buyer answered the phone, and whether the sale closed on time. The Expert Cash Buyers reviews quoted here come word for word from our Google Business Profile, shortened to first names, and the rating and count are Google’s own figures. Not every reviewer sold us a house.
Why we publish reviews the boring way
A reviews page is easy to fake. Anyone can type a paragraph, put a first name under it and call it a testimonial. That’s why we made a rule for this one: the quotes come out of our Google Business Profile export exactly as the reviewers wrote them, spelling and all, and the star rating and the number of reviews are whatever Google shows the day the page is updated. If you want to check, open Google, search Expert Cash Buyers Fort Collins, and read the same words there.
We also publish first names only. Selling a house is often tied to something private, a death, a divorce, a lender deadline, a move that didn’t go to plan. A seller who takes the time to write about working with us shouldn’t have to see their full name and street on a marketing page. A first name on a marketing page isn’t proof by itself, which is why the Google profile is the place to check: the reviewer’s own display name, the date and the star rating all sit on the review there.
We’re Amy and Jenny, two local owners based at 300 S Howes St Suite B in Fort Collins. We buy houses for cash across Larimer, Weld and Boulder counties and the Denver metro, as-is, with no fees or commissions. You can read more about who we are on the about page. This page is about what the people who have worked with us have written on Google.

Highly recommend Expert Cash Buyers for a smooth and easy experience! Amy and team are responsive and up-front with communication and just lovely to work with in general. Don’t hesitate to contact them!
The proof is literally in the name!! "Experts" They truly know what they are doing and are so professional doing it!! If you are really looking to sell your home, call them!! You won't be sorry!
Kind of felt like a scam. They send you flyer for an amount they “want to buy it for”
You call and they say actually we only want to pay this much. Then they come out to see house and offer $104,000 less than what the flyer said and what you paid for it 6 years ago. Don’t waste your time unless you absolutely just need an out from under your house and can’t afford the mortgage. Which is who they probably ideally prey on.
Amy was amazing and an absolute pleasure to work with. She made everything seamless, stress free and easy. She was very empathetic to my situation and made me feel comfortable in the decision i needed to make. I honestly can't say enough nice things about her and her company. I would and will recommend her to anyone i know. I really enjoyed working with her!!!!!!!
We have worked with Amy for the better part of 4 years now and it has been a very pleasant and great experience. She is very easy to work with, very detail oriented and has an eye for design that’s unmatched.. I HIGHLY recommend Expert Cash Buyers!
Our company has done business with Expert Cash Buyers for years they are extrememly easy to work with, thier attention to the details is so impressive and I would recommend them to anyone needing help with buying or selling their home.
I have been admiring Amy’s property flips for some time now (via social media) and finally reached out. I had a tight budget to work with but she helped my turn my 90’s orange peel, builder grade townhome to a space I adore and feel proud of. Her paint, flooring and lighting selections make if feel brighter, bigger and custom. She was very professional, prompt to answer my [annoying] questions, and helped me stay under budget. What I liked even more than the budget part was that she managed all the subcontractors and had the project done so quickly that my house never really felt like it was a lived in construction site.
Amy and the team were so helpful and knowledgeable. I very much appreciated their clear and timely communications. It was a dream experience. Could not recommend them more!
I was in a bind because I was way behind and Expert Cash Buyers got me out of it quick!

The quotes in this section are copied verbatim from the Expert Cash Buyers Google Business Profile, with the reviewer name shortened to a first name and the read date shown beside the rating. The wording inside a quote is never changed. The star rating and the review count are Google’s figures for the whole profile, including reviews not quoted here. This page shows a selection; the Google profile is the full record, with our replies.
What to look for when you read our reviews, or anyone’s
- Did the number hold? The check that matters is whether the written offer within 24 hours was still the number on the settlement statement at closing. Ask any buyer to put the offer in writing and keep it, then hold it next to the settlement statement on closing day. That’s a comparison of two documents, and no review can make it for you.
- Who actually answered? Reviewers on our profile describe Amy and the team as responsive, and the communication as clear and timely. Read that for what it is, an impression of how people found us, not a promise about response times. Call the number on the offer and see who picks up.
- Is there a closing date in the story? A review that names a closing date and a title company tells you more than one that says everything went well. Our profile is short enough to read end to end in a few minutes, so read it that way rather than trusting anyone’s summary of it, ours included.
- What happens to everything left in the house? We buy as-is, with no cleanout, so furniture, a garage of tools and a basement nobody has sorted through can stay where they are. That’s our commitment rather than a reviewer’s report, so get it written into the contract with whoever buys your house.
- Does the offer show its arithmetic? With every written offer we hand over, we walk you through how we reached the number: the after-repair value, the repairs, the costs we take on and our margin. That’s us describing how we work, not a review talking. The test is simple: ask any buyer to walk you through the math before you sign anything.
- Was there room to say no? Our profile carries reviews from people who were unhappy with how it went and said so publicly, with our replies underneath them. Read both sides of those. A buyer with no critical reviews at all, or with no reply to the ones there are, is the one worth a second look.
How we ask for a review
We ask once, after closing, never before. When the title company has disbursed the funds and the seller has the keys off their ring, Amy or Jenny sends a short text or email with a direct link to our Google Business Profile and a one line request: if you have a minute, tell people how it went.
There’s no incentive attached. No gift card, no drawing, no discount on anything, because we don’t sell anything a past seller could buy. We also don’t send a script or suggested wording. Google’s own policy bars a business from offering anything in exchange for a review, from asking only its happy customers, and from asking that particular things be mentioned, and it’s worth knowing that rule before you read any company’s reviews. The reviews are uneven in length and tone for that reason, and we think that’s the point.
We don’t ask sellers who didn’t sell to us to review us, and we don’t ask before the money is in their account. A review written the morning after the walkthrough, when everyone is still being polite, tells you very little. A review written after closing tells you whether the promises held. One thing to know before you open the profile: not everyone on it sold us a house. Amy also does renovation and design work, and some of the reviews describe that work rather than a sale, and at least one is from a person who contacted us and never sold. We don’t present any of them as a home sale.
How to leave a review of Expert Cash Buyers
If you sold to us and want to add your voice, the easiest path is Google. Search Expert Cash Buyers Fort Collins, open the business listing, and choose the option to write a review. You don’t need to use your full name; Google shows the public display name you have chosen for Maps and Search, which doesn’t have to be the name on your Google Account, and we shorten it to a first name when we quote you on this page.
If you’d rather have the link sent to you, call or text (970) 406-3595 and ask for it. If you weren’t happy with something, please say so in the review. We read every one, we reply publicly, and a page of nothing but praise is less believable to the next seller than one that shows us answering a hard comment.
- Write it in your own words. There’s nothing we need you to say.
- Say it plainly if the sale didn’t go the way you expected. That’s the review the next seller needs most.
- Your review lives on Google, not here. We can’t edit it or take it down.
- If we quote it on this page, it will be your wording unchanged, with your name shortened to a first name.
How to check any cash home buyer’s reviews before you sign
Sellers searching for cash home buyers reviews usually land on national roundups, forum threads and rating sites full of companies in other states. Those pages can teach you what to look for, but they can’t tell you about the buyer who just handed you a contract in Loveland or Greeley. For that, go to the source and read with a purpose.
Start with the Google Business Profile for the buyer’s real world name, the one on the sign and the website, and keep in mind that a profile name can be a trade name rather than the legal company on your contract, so check that name at the Colorado Secretary of State too. Look for reviews spread across time rather than a burst in one month, reviews that mention a closing date and a title company, and owner replies to anything critical. Check the Better Business Bureau listing and any Yelp page for the same name, and search the company name on Reddit and local forums to see what people say when the company isn’t in the room.
Then match the reviews to the paperwork. Practise on us: look up the company named on the contract with the Colorado Secretary of State, and ask who will close on it. Earnest money should sit with a neutral third party, almost always a Colorado title company, sometimes a licensed broker’s trust account or an escrow agent, and never with the buyer. If you’re behind on the mortgage or the lender has already started the process, Colorado gives you specific protections when you sell to an investor, so talk to a HUD approved housing counselor or a Colorado attorney before you sign. Our full vetting checklist is on the legit or scam page, and we mean it when we say to run it on us.

What reviews cannot tell you about the price
The most common question behind sell house fast reviews isn’t really about service. It’s about money: how much will I actually get, and how much am I giving up compared with listing? A review can tell you a buyer was honest and closed on time. It can’t tell you whether their number was fair for your house, because no reviewer sold your house.
That’s why, with every written offer from Expert Cash Buyers, we walk you through how we reached the number: the after-repair value, the repair estimate, the selling costs we take on and our margin, so you can see where the number came from and compare it against what an agent projects you’d net after commissions, repairs and time on market. Neither of those numbers is after tax, so ask a tax professional what the sale does to yours before you treat either one as what you keep. If listing would clearly net you more, we tell you. That’s the trade-off reviews keep describing, and it’s one you should be able to see in writing before you decide.

Questions homeowners ask us.
How much do cash buyers pay for a house?
A local investor buyer usually starts with what the house would be worth after repairs, then subtracts the repair cost, the buyer’s selling and holding costs, and the buyer’s margin. That isn’t the only model in the market: national instant buyers tend to start nearer market value and subtract a service fee and repair credits instead, so two cash offers can be built in completely different ways. Either way the result is less than a listing price in good condition, because you’re trading price for speed, certainty and no repairs. Expert Cash Buyers walks you through each of those numbers with the offer, so you can see the math and compare it against listing with an agent before you decide.
Are the reviews on this page real?
Yes, and you can check them. Each quote is pulled from the Expert Cash Buyers Google Business Profile word for word, with the reviewer’s display name shortened to a first name, and the star rating and count are Google’s own figures. We don’t rewrite, edit or shorten the wording of a quote. This page shows a selection, so search our business name in Fort Collins, open the profile, and read the full list there, critical reviews and our replies included.
Why do you show only first names on reviews?
Because a house sale is often tied to something private, and a seller who was generous enough to write about the experience shouldn’t have their full name attached to a marketing page. Google keeps the full record on the review itself, and that’s where to verify it. A first name on a marketing page proves nothing on its own; the point of shortening it is privacy, not proof.
Where can I read Expert Cash Buyers reviews besides this page?
Google is where we ask sellers to leave them, so our Google Business Profile is the primary record and the one we maintain. Search Expert Cash Buyers Fort Collins to find it. If you come across our name on a rating site or forum, read it, and then read the Google profile alongside it so you’re comparing the same company across sources.
What happens if a seller has a bad experience with you?
We ask them to say so in the review, and we reply publicly to explain what happened and what we changed. We’d rather a future seller read a hard comment and our answer than a page that looks scrubbed. If a sale goes wrong, understand what a review is and isn’t: it’s public feedback, not the legal record. Keep your contract, the amendments, the messages and the settlement statement, and talk to a Colorado attorney. Amy or Jenny will still answer the phone about it at (970) 406-3595.
Do cash home buyers reviews from other states tell me anything about a Colorado buyer?
Very little. National roundups and reviews of buyers in Florida or California describe different companies, different closing customs and different market conditions. They’re useful for learning the warning signs, such as fees before closing or offers that expire in an hour. For the buyer in front of you, read reviews for that exact legal name, then ask how the purchase is funded and ask for a written offer that shows its math.

Read the reviews, then check us yourself.
Call or text (970) 406-3595, tell Amy or Jenny about the house, and judge us on the written offer you hold within 24 hours.
