Why Weld County, and what we know about its houses

Weld County mixes some of the oldest houses we buy with some of the newest, often within a few miles of each other. Greeley’s Monroe Historic District and Glenmere, the Broad Street core of Milliken, the Eaton Block, Old Town Erie and Frederick’s Main Street were built when these were farm towns, sugar-beet towns and coal camps. The subdivisions off I-25 in Severance, Johnstown, Firestone and Mead went up in the last two decades. A century-old house and a ten-year-old house need very different buyers, and we have bought both.

If you searched we buy houses Greeley or cash home buyers Greeley, a lot of what came back was a franchise, an iBuyer or a lead site that sells your name to whoever pays for it. We’re Amy and Jenny, two local owners based at 300 S Howes St in Fort Collins, a short drive from Greeley. You talk to one of us from the first call through closing.

What situations bring Weld County sellers to us?

The pattern in Weld County is condition and distance. Pre-war houses in Greeley, Eaton and Milliken come to us with the original clay sewer line, galvanized plumbing, knob-and-tube wiring or a roof that has been patched through several hail seasons. Homes in Evans and Milliken near the South Platte still carry the marks of the 2013 flood: replaced drywall, a crawl space that never fully dried, a lender who wants an elevation certificate. Expansive soil is everywhere on the plains, and a cracked slab or a heaving garage floor turns a listing into a negotiation. We buy all of it as-is, with no cleanout. As-is covers condition and cleanout, not disclosure: you still tell us what you know about the house on Colorado’s Seller’s Property Disclosure, and a house built before 1978 carries the federal lead paint disclosure.

Rentals are the second pattern. Greeley has a deep pool of rental houses around the University of Northern Colorado and along the older grid streets, and owners who live in another town or another state get tired of managing from a distance. Depending on the house and the lease, we can often buy occupied rentals with the lease in place; the tenant and the lease terms come with the house, and Colorado gives you 60 days after closing to transfer the security deposit to us and notify the tenant in writing (Colorado Revised Statutes 38-12-103), which we build into the closing. Vacant rentals with turnover damage are fine too.

How does a cash closing work in Weld County?

Closing happens at a Colorado title company. You pick the date; we cover your seller closing costs and charge no fees or commissions, and you don’t need to be in Greeley or Fort Collins to sign.

Two Weld County details come up often. Mineral rights here are frequently severed from the surface. When the record shows that, Colorado requires the title commitment to say so and to warn that the mineral owner may have the right to enter and use the surface without the owner’s permission (Colorado Revised Statutes 10-11-123); the commitment flags the severance but doesn’t settle who owns the minerals today. On a house in town that rarely stops a sale or changes our offer; on acreage near active wells we read the recorded leases and surface agreements before we write the number. Many newer subdivisions in Severance, Johnstown, Firestone, Frederick, Dacono and Mead sit inside a metro district, an HOA, or both. HOA dues and any transfer fee come through a status letter the title company orders; metro district charges are part of the property tax bill and are prorated at closing. Either way the sale closes on the same schedule as any other house.

  • Your mortgage and any liens paid off from the proceeds the title company handles the payoffs at the closing table
  • The deed recorded with the Weld County Clerk and Recorder the county office of record for the sale
  • No trip in to sign the title company can arrange a mobile notary or a mail-away closing if you live somewhere else
  • Seller closing costs covered with no fees or commissions taken out of your number
  • Your date, in as little as 14 days or weeks out, if you need the time to move

What if the house is already in foreclosure?

If the house is in foreclosure, Colorado uses a public trustee process under Colorado Revised Statutes 38-38. It begins when the lender’s attorney files a Notice of Election and Demand with the Weld County Public Trustee, who records it with the Clerk and Recorder within ten business days. For a house inside a town or a platted subdivision, the first sale date is set no fewer than 110 and no more than 125 days after that recording; for unplatted, unincorporated land assessed as agricultural it is 215 to 230 days. The public trustee can continue the sale, often week to week, for up to a year past the first date, so check the current date on the Weld County Public Trustee’s foreclosure search before you make plans.

You may cure the default by filing a notice of intent to cure with the public trustee at least fifteen calendar days before the sale date and then paying the amount on the lender’s cure statement by that statement’s deadline, and never later than noon on the day before the sale. A sale that closes before the trustee sale ends the foreclosure when the title company pays the loan in full and the lender withdraws the Notice of Election and Demand; if the price won’t cover the loan, the lender has to approve a short sale first. After the trustee sale the former owner has no redemption right, junior lienholders may redeem, the lender can still pursue any shortfall in court, and any surplus above what was owed belongs to the former owner through the public trustee. If you live in the house and are behind on the mortgage or already in foreclosure, Colorado gives you specific protections when you sell to an investor; a HUD-approved housing counselor is free, and your servicer’s loss mitigation department can walk you through cure and workout options before you decide. This is general information, not legal advice; confirm with a Colorado attorney.

Who is buying your Weld County house?

You talk to Amy or Jenny by phone at (970) 406-3595 or by email at amy@expertcashbuyers.com. There’s no acquisitions team and no call center. When the offer arrives, we walk you through how we reached it: the after-repair value we used, the repairs we counted, our costs and our margin, so you can check the number against your own sense of the house and against what a Greeley agent tells you it would list for.

We also tell you when a cash sale is the wrong tool. A cash offer is lower than a full-price listing, because we take on the repairs, the holding costs and the risk. A well-kept house in Promontory, Colliers Hill or Barefoot Lakes with time to sell will usually net more with an agent, and we’ll say so on the first call. You’re a neighbor, not a lead.

Our office is at 300 S Howes St, Suite B, in Fort Collins, and Weld County is next door. We can usually walk a Weld County house within a day or two of your call, and you can ask us anything by phone or email before you accept.

Fair questions

Questions homeowners ask us.

Do you buy houses in all of Weld County, or only in Greeley?

Both. Greeley is where we see the most houses, but our Weld County buying area runs from Eaton and Severance in the north, through Greeley, Evans, Johnstown and Milliken, to Mead, Firestone, Frederick, Dacono and Erie along I-25 in the south. We also buy on unincorporated county parcels near those towns. Far eastern Weld County, well past the corridor, is outside our area, and we’ll tell you that on the first call rather than waste your time.

Is Erie in Weld County or Boulder County, and does it matter for a cash sale?

Erie sits in both. The town straddles the county line, with Old Town Erie and much of the eastern side, including Vista Ridge and Colliers Hill, on the Weld County side. For a cash sale it changes only where the deed is recorded and which county’s property taxes are prorated at closing, and the title company handles both. Our offer, the timeline and the fact that you leave the house as it’s don’t change with the county.

Do you buy Greeley rentals near the University of Northern Colorado while tenants are still in the lease?

Often, yes, depending on the house and the lease. We can buy an occupied rental as it is, with the lease in place; the lease and the tenant come with the house, so you may not have to wait for a move-out or end the lease to sell. The lease is assigned at closing; within 60 days after closing you transfer the security deposit to us and mail the tenant notice of the transfer with our name and address, as Colorado law requires, and we handle that paperwork with you. If the tenant is behind on rent or the unit has turnover damage, tell us and we price it in. Our rental property page and our tenants page walk through the paperwork step by step.

Can I sell a Weld County house on acreage with a well and septic system for cash?

Yes. A lot of the county between towns is rural residential: a house, a well, a septic system, a shop and a few outbuildings. A well permit and a septic inspection can complicate a financed sale because the lender’s rules attach to them. A cash purchase has no lender, so the well and septic are priced into the offer rather than holding up closing. Leave the equipment and whatever is in the shop.

Will a metro district or HOA in a newer Weld County subdivision slow down closing?

Not in our experience. Most of the newer communities in Severance, Johnstown, Firestone, Frederick, Dacono and Mead are inside a metro district, an HOA, or both. For an HOA, the title company requests the status letter, collects any transfer or working-capital fee at closing and prorates the dues; metro district charges ride on the property tax bill and are prorated the same way. That paperwork runs alongside the title work, not after it, so the closing date you pick stays the closing date.

Where do I sign if I live in Weld County and your office is in Fort Collins?

Wherever is easiest for you. Closing is at a Colorado title company, and title companies have offices in Greeley and along the I-25 corridor, or they can send a mobile notary to your kitchen table. If you live out of state, the closing package is mailed or sent electronically for a notary near you.
